What does the application and leasing process look like?
Applying at Legacy Park at Viridian is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
- A valid government-issued photo ID
- Proof of income
- Application fee of per applicant
- Administration fee per home
What income is required to qualify?
Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $2,930 home, a minimum income of $8,790 per month is required.
What is acceptable proof of income?
- 60 days' worth of most recent pay stubs
- Most recent year's tax return (self-employed)
- Official offer letter on employer letterhead
- Bank statements from the last 2 months
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
What lease terms are available?
We offer flexible lease terms ranging from 12 to 18 months.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-out process?
Before moving out, please return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Legacy Park at Viridian. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
Do you require renter's insurance?
All residents must maintain renter's insurance with a minimum liability coverage of $300,000. Proof of coverage must be provided prior to move-in. We also offer coverage through Foxen.
What times are available for tours?
Tour are available during leasing office hours:
- Monday - Wednesday: 10am to 6pm
- Friday: 10am to 6pm
- Saturday: 10am to 5pm
What size apartments do you offer?
Legacy Park at Viridian offers 2-3 bedroom homes ranging from approximately 1,367 to 1,875 sq ft. Visit our floorplans page to explore all layouts.
What is the lease renewal process?
We will notify you approximately 75 days before your lease expiration with renewal options. To renew, select your preferred lease term from your renewal offer, and the renewal lease will be sent to you for electronic signature.
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days' written notice. An early termination fee equal to two months' rent will apply, and any move-in concessions received will be charged back. Please review your lease or contact our office.
How do I pay rent?
Rent can be paid securely through our resident online portal using debit, credit, or ACH.
When is rent considered late?
Rent is due on the 1st of each month. A late fee of 10% of your base rent will be applied if rent is not received by the 3rd.
What other fees am I responsible for?
In addition to the monthly rent, residents are responsible for gas, water/sewer, internet and electricity (set up in the resident's name), amenity fee, and any applicable pet fees and/or pet rent.
When/How should I set up my utilities?
We recommend setting up utilities at least 2 weeks before move-in:
- Electricity: Company of your choice. For help, you may go to www.powertochoose.org and input 76005 to see providers for our area.
- Water/Sewer: City of Arlington
- Gas: Atmos Energy
Is the community wired for high-speed internet?
Legacy Park at Viridian is wired for high-speed internet.
Who are the internet providers?
Internet service is available through Charter Communications.
Who do I set up electricity with?
Company of your choice. For help, you may go to www.powertochoose.org and input 76005 to see providers for our area. We recommend doing this 2 weeks before move-in.
Is maintenance offered?
Yes, we do offer routine maintenance with the expectation that your home will be serviced within 72 hours unless it is considered an emergency of which we will respond within 24 hours.
How do I submit a maintenance or service request?
Submit requests through the resident portal. For emergencies, call (817) 592-8072 immediately and follow the prompts.
Do your apartments have in-home laundry?
Washers and dryers are available to rent per month. If rented, they must be kept for the duration of the lease term.
What finishes and appliances come standard?
All homes at Legacy Park at Viridian include:

Do apartments have patios/balconies?
Yes, each home will have a private patio or balcony.
Can I sublet my apartment or put it on Airbnb?
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
What smart home features are available?
We off keyless entry/smart locks and alarm.
What amenities does your community offer?
Legacy Park at Viridian offers:

What are the rules for the clubhouse amenities?
We do not have an onsite clubhouse.
Do you have outdoor spaces or green areas?
Yes! Legacy Park at Viridian features a pool, courtyard, dog park, and community BBQ grills available for all residents.
Do you have elevators?
There are no elevators in the community. If you have accessibility needs, please contact our leasing team.
What is the parking like?
Each home includes an attached garage.
Do you offer reserved parking?
Parking is private to each home via your dedicated garage. Your home's parking is exclusively yours -- no separate reserved parking program.
Where do my packages get delivered?
Packages are delivered directly to your home.
Is there somewhere for me to keep my bicycle secured?
Your attached garage is the ideal place to store bicycles securely.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date. Your access card will be activated on your move-in day.
Are pets allowed?
Yes! We welcome pets at Legacy Park at Viridian. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.
What is your pet policy?
- Max pets: 2 per home
- One-time pet fee per pet
- Monthly pet rent per pet
- Breed restrictions: Tosa Inu/Ken, American Bandogge, Cane Corso, Rottweiler, Doberman, Pit Bull, Bull Terrier, Staffordshire Terrier, Dogo Argentino, Boer Boel, Gull Dong, Basenji, Mastiff, Perro de Presa Canario, Fila Brasiliero, Wolf Hybrid, Caucasian Oucharka, Alaskan Malamutes, Kangal, German Shepard, Shepard, Chow, Spitz, Akita, or any mixed breeds containing these bloodlines.
- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal.
- All pets must be registered.
